Experience and knowledge in the field is an important consideration in selecting a conveyancer. It could save you thousands.
It is also important to have a legal representative that is available when you need them. Things can move quickly in the conveyancing world the last thing you need is that no one is available for 24 hours as the solicitor is in court or the sole conveyancer is at a child’s sporting day.
Taylor Associates Conveyancing Services are Conveyancers. Natalie Taylor has 25 years’ experience in the role since completing qualifications, works full time and is backed by a great team. Our office is open Monday to Friday 9am to 5pm and calls outside of these times are monitored by Natalie.
There is no requirement to go to the Conveyancers office, provided the Conveyancer offers other alternatives and is easily contactable. This gives some flexibility. Taylor Associates Conveyancing Services offers a lot of alternatives to make the process as easy as possible. Whilst we are available for you to come into the office, it is not essential.
The law is different in each state so it is important that the conveyancer is located in the same state as the property.
Whilst not all Conveyancers have the expertise to assist with the buying or selling of a commercial property, Taylor Associates can definitely assist with this, and have extensive experience in both the buying and selling of commercial and residential properties.
This is where it gets challenging. Not all conveyancers quote the same. Some conveyancers provide fixed quotes, while others provide estimates or a basic fee which has additional ‘disbursements’ or ‘extras’ added.
Budgeting is an important part of purchasing and selling so Taylor Associates Conveyancing Services gives you a fixed rate conveyancing. You can budget and plan for the costs. You do not need to worry about extra charges for correcting a contract or making a change.
Taylor Associates do not request payment on a purchase until settlement, this is when the funds are available from your mortgage. This, together with our fixed costs, means you can pay our fees from your mortgage.
Stamp duty must be paid on or before settlement. If not paid within 3 months after exchange Revenue NSW will charge interest on the stamp duty (there is an exception to this, Taylor Associates can assist further).
Most strata properties will already have strata insurance, which covers the building. Otherwise insurance should start from the earlier of the date you move in or settlement date. Should you be borrowing money for the purchase your lender will require you to pre-organise your insurance and provide them with a copy. They may request specific details for the insurance.
All conveyancers in NSW are required to complete a Verification of Interview, often called a VOI, when completing a conveyancing transaction.
